PET POLICY & GUIDELINES
This policy aims to ensure a harmonious living environment for all residents while accommodating those with pets. All pet owners are expected to follow the rules and guidelines outlined below.
I. General Pet Policy

1.Pet Ownership
Residents may keep domesticated pets such as dogs, cats, small birds, and small caged animals (limited to guinea pigs, hamsters, gerbils, ferrets, mice, and rats). Exotic pets or livestock are not permitted.
2. Registration
All pets must be registered with the property management office/MyGate. Pet owners must provide documentation of vaccinations, spaying/neutering (if applicable), and licensing (for dogs). Pet owners are required to renew their pet’s license every 6 months and submit a copy of the renewed license to the property management office. Failure to comply may result in penalties and suspension of pet privileges.
3. Behavioral Expectations

Pets must not disturb other residents through excessive noise, aggressive behavior, or other nuisances.

No pet shall be allowed to become a nuisance or create any unreasonable disturbance. Nuisance behaviour for the purposes of this paragraph are:

Pets whose unruly behavior causes personal injury or property damage.

Pets that continuously or incessantly make noise for 10 minutes or more, causing disturbance to anyone at any time of day or night

Pets in common areas who are not under the complete physical control of a responsible human companion and on a hand-held leash of no more than six feet in length or in a pet carrier.

Pets that urinate or defecate on the walls or floors of common areas.

Pets who exhibit aggressive or other dangerous or potentially dangerous behavior.

Pets who are conspicuously unclean or parasite infested.
4. Supervision and Restraint:

Pets must be trained and always be on a leash (no longer than six feet) or in a carrier when outside the unit.

Pets may not roam freely in common areas or be left unattended on balconies or patios.

5. Guest Pets

Residents are responsible for the behavior of guest pets. Guest pets are subject to the same rules and must not stay longer than three consecutive days without prior approval.

6. Damages
-
Pet owners are liable for any damage caused by their pets to the apartment complex, including common areas. In the event of such damage, the pet owner will be required to cover the full cost of repairs or replacements.
7. Nuisance Policy

Continuous violations of noise or behavior standards may result in penalties, including the removal of the pet from the property.
8. Assistance Animals

Service and emotional support animals are permitted in compliance with applicable laws. Documentation may be required to establish the necessity of such animals.
9. Pet Health & Wellness Guidelines
-
All cats, dogs, rabbits and ferrets must by spayed or neutered by six months of age unless the procedure is deemed medically unsafe by a veterinarian.

Owners are responsible for ensuring pets are clean, parasite-free, and well-cared for.
II. Pet Area Guidelines
1. Designated Pet Areas

Pets are allowed only in designated pet-friendly areas for exercise and relief. These areas are marked with signage and include waste disposal stations.

A resident may use corridors, lifts, staircases, basements, pathways, etc. to access the pet areas.
2. Cleanup:
-
Pet owners are required to promptly clean up their pet's waste and dispose of it in the designated bins.

Animal litter must not be disposed of in toilets.

Pet owners must carry a disposal bag, a scoop, and an appropriate pet-safe spray to clean and collect animal waste while walking their pets. Failure to comply or to dispose of waste in the designated bins will result in penalties.
3. Leashing in Pet Areas

Pets must remain leashed in all areas except in fenced spaces designated for supervised off-leash activities
4. Restricted Areas
-
Pets are prohibited in all amenity areas, including the clubhouse, party halls, gym, swimming pool, play areas, etc. Pet owners found violating this rule will be subject to penalties.
5. Pet Hygiene in Common Areas:

Pets should not relieve themselves on walls, sidewalks, or landscaped areas outside designated pet zones.
6. Hours of Use:

Designated pet areas are open for use between 7am to 10 pm. Quiet hours apply to these areas to minimize disturbance.
III. Enforcement

Residents or managing agent personnel who notice a violation of these rules should address the issue in a neighborly manner with the pet caregiver, aiming to achieve voluntary compliance.

If a complaint regarding a pet is not resolved through direct discussion with the pet owner, the issue must be raised by posting it in the community group or by submitting a formal complaint through the MyGate app.
First Complaint: The pet owner will receive an official warning regarding the violation.
Subsequent Complaint: If the issue persists despite the warning, further complaints from neighbors will result in a final notice.
Unresolved Issues: If the problem remains unresolved, the pet owner shall be required to seek the services of a certified pet trainer to address/rectify the behavior issue. NHPL/NMAOA reserves the right to take necessary/appropriate action on failure to comply or resolve the issue, in consultation with other members.

The Nandi Meraki Apartment Owners Association (NMAOA) is authorized to impose fines for violations of pet-related house rules and collect funds necessary to repair or replace damaged areas or items.
