ANNEXURE - II
Interior Procedure
Before starting any interior work, we kindly request that you fill out the carpentry gate pass form below. Please ensure strict adherence to the woodwork guidelines.
Guidelines for Carpentry work
Do’s and Don’ts
Do's | Don'ts |
---|---|
Do make the necessary entries at the security gate and follow the safety procedures at the gate. | Don't work outside the apartment in the common areas. Close all doors and windows of the apartment where work is going on in order to avoid excess noise as well as dust in the neighborhood. |
Do securely wrap all hardware items, such as locks, bolts, door stoppers, beading, etc., along with the door shutters, to safeguard them from any potential scratches. | Don't spit in the corridors, common areas, lifts or inside apartments. |
Do safeguard all window locks, tracks, mesh, and glass to prevent any damage from breaking or scratches. | Don't allow workers to use the washrooms or kitchen within the apartment during interior work. The washroom for carpenters is provided near the vehicular entry gate. |
Do wrap all sanitary fittings such as toilets, wash basins, etc., and CP fittings like taps, faucets, etc.till the work is completed. | Don't work on Sundays and public holidays. |
Do have the granite cut at the workshop, with only the fitting done within the apartment. | Don't cut, smoothen the edges and drill holes on the countertop granite inside the apartment to avoid noise, dust, and potential damage to the flooring. |
Do clear carpentry waste and inspect for any damages before departing. | Don't drill or cut the walls/ceilings to relocate the electrical or plumbing lines, as this may lead to wall cracks, dampness, and weaken load-bearing structures |
Do only use the staircases to carry any carpentry materials and not the lift. | Working hours for interior works are between 9 a.m. to 6 p.m. Don't allow them to work after 6 pm to avoid inconvenience to other residents. |
Do make sure that all the materials are transported with protective covers to prevent scratches on common area floorings, walls, and fixtures. | The block Security is directed to disconnect power to the apartment where carpenters continue work post 6 pm. |
Do ensure that wood shavings and sawdust are not thrown into the plumbing system. This will result in blockage of the plumbing lines and cause extensive damage. | All workers are strictly prohibited from using any tobacco products, including smoking, chewing tobacco, or any related items, within the premises. |
Do ensure that workers remain in the respective apartments and do not wander around the complex. | |
Do instruct your interior team to use the common toilets provided inside the complex. | |
Do collect all the waste from your interiors and dispose it with the help of the tractor vendor (details provided in Annexure - I) | |
Do cover the wooden flooring before you start interior work. |
Guidelines for wooden flooring
1. Place a walk-off mat at all exterior entrances to trap dirt and debris before it reaches the wooden floor, helping prevent scratches.
2. Use floor protector pads or soft felt on the bottom of furniture legs to avoid damage to the floor surface.
3. Be mindful that cleats, sports shoes, and high heels can cause dents in the flooring.
4. Clean up food and other spills immediately with a dry or slightly damp cloth or towel to prevent stains.
5. Since laminated floors are not termite-proof like other woods, it is advisable to schedule annual pest control services from a reliable pest management company.
6. Avoid using oil soap, wax products, or household cleaners containing lemon oil, tuning oil, or ammonia, as they can damage the floor.
7. Refrain from using a wet mop that is overly saturated. Excess moisture can cause the floor to swell, dull the surface, and leave a residue. Use a vacuum or broom for daily cleaning, and if using a wet mop, ensure it's well wrung and only damp (not dripping wet).
8. When cleaning floors with a textured surface, always follow the direction of the grains to ensure a smooth and effective cleaning process.
9. Do not use adhesive or silicone at the bottom of the skirting, as it interferes with the natural expansion and contraction movement of the laminate flooring.
General guidelines
-
Residents of Nandi Meraki have the right to request carpenters to stop work after 6 pm to prevent any inconvenience to other residents. Any misconduct by carpenters will result in the prohibition of the concerned service providers from the project.
-
Any damages to common areas, corridors, or staircases during woodwork will be charged to the apartment owners.
-
Separate restrooms have been designated near the vehicular entry gate for the carpenters to use, ensuring that they do not need to use the restrooms inside the apartments during the interior works.
-
Carpentry work inside the apartment can sometimes lead to damage to the flooring and walls, as well as improper use of the toilets. We kindly request that you remain attentive while carpenters are working in your apartment.
-
NHPL will not be held liable for any damages once the apartment has been handed over to you.
-
Please ensure that your carpenters properly dispose of any carpentry waste and do not dump it inside or outside the complex. You may contact the interior debris collection vendor, (contact details provided in Annexure I), who will collect the debris for a fee. Kindly note that transporting the debris from your apartment to the vehicle is your responsibility.
-
The apartment owners will be responsible for covering all costs associated with repairs required due to carpentry work.
-
Please ensure that the flooring is properly protected during carpentry work. You have personally inspected and verified the flooring and grouting. Extra caution must be taken to prevent dust from settling in the grout of tile joints and the silicone of sanitary ware joints, as cleaning it later can be challenging and may cause significant damage. NHPL will not be held responsible for such issues.
-
No modifications involving civil work are permitted as part of the interior changes in your apartment. This includes actions such as groove cutting to alter the position of plug points, switches, or any other minor structural alterations. As all walls are load-bearing in our construction methodology, such modifications may have serious structural consequences.
-
If you make any such modifications to your apartment, you will be held responsible for any resulting damages, including cracks, seepage, or other issues, whether within your own apartment or in adjacent units.
-
Kindly instruct your carpenters not to drill below or above the washbasin in dining areas or washrooms without consulting NHPL (contact Mr. Guna Sekhara at 9742703883), as plumbing lines are located in these areas. NHPL will not be held responsible for any damage to plumbing, electrical lines, or other systems during modification work. Please note that all interior work should be confined strictly to your own apartment.
